Can you keep the home buyer tax credit after selling your home and moving to a new home before the 3rd year?
Meaning: buying your first home this year and qualifying for the tax credit. Then, 1 or 2 years later, sell the home, and move to another home. Or are you stuck in the same home for 3 years to avoid repaying the credit?

New home; tried to do a "change of address", but postal service doesn't recognize new address. What do I do?

February 12th, 2010

Just bought a new home, the only one on a newly constructed side street off of a main road. I tried to do an address change online, but the new address isn’t being recognized by US Postal Service system. The builder listed the house under this new address, so why doesn’tt the postal service recognize it and is there anything I can do to make this address exist for the postal service? The mail carrier that comes by here doesn’t know what I need to do.

How do you go about buying a new home when you currently own a home?

February 6th, 2010

My husband (25) and myself (27) had bought our first home (a nice townhouse) about three years ago. The townhouses in my area are already selling for about ,000 more than what we had bought ours for. We just found this really nice ranch home we love, right across the street from my hubby’s grandmother’s home and my hubby actually knows the man who is selling it pretty well. Anyway, we’re really interested in going ahead and purchasing this home. What are the steps to go about getting a new home. I remember how stressful it was to buy our first home – and that was half as bad, because we were just in an apartment before. So I’m really anxious and have no idea where to begin. Any advice? Thanks!
By the way, our townhouse is not yet on the market.
I’m scared of going ahead and planning on buying another home and then having my home end up not selling, etc.

When a home is badly damaged by fire, do insirance companies pay for a new home elsewhere, or must you do reno?

February 4th, 2010

A neighbor of mine had their home severly damaged by fire recently, and I am just wondering… in such cases, can you just take the insurance money and buy a new home? Or do you need to restore the house that was damaged? The house this person lives in is also their business, if that has any bearing on things.

New Home…?

Top ten things you don’t want to hear from your real estate agent when you go to ‘close’ on your new home . . . .

"I think unexplained crop circles add a unique flair to any home’s garden."

"Actually, it’s only the rear portion of the yard that overlaps the ancient Indian burial ground."

"Yes, the last owner did donate the house to the Hell’s Angels, but I’m told that the judge has ordered them not to come within 50 feet of it."

"Listen, one bleeding mirror doesn’t necessarily mean it’s haunted."

"Your neighbor has assured me that, technically, they’re not really ‘killer’ bees."

"Even if there was a full-scale mudslide, it’s unlikely that it would reach as far back as your property."

"I read that it’s quite common for roaches to grow that big even when not in the presence of radioactivity."

"Did you know that the famous punk band "Grave Robber" holds their practice sessions right next door?"

"Yes it’s true that they died in the house, but the prosecutor was never actually been able to prove it was murder."

"Don’t worry, you can barely hear the sheet metal factory at night."
