Your dog does not see you as his Pack Leader. If he did, he wouldn't be growling at your IG, in your presence. Your new dog and the IG have pack/rivalry issues. Your new dog is already trying to take over, and he probably already knows how to work the owners. It is good that you keep him kennelled up while you're not home. If your new dog and the IG do end up in a dog fight (in your case, it's only a matter of WHEN it will happen) the results will be devastating. It sounds like you've never seen a dog fight. I'll tell you, it is fast, vicious, violent, and loud. If you can't control your lab now, you will NOT be able to control him during a dog fight. You shouldn't attempt it, either. Dump a bucket full of water right between them. Trust me, it works. I used to own a pack of 4 dogs when I was a kid, and this would work with all my dogs. Your lab should be wearing a prong collar, and should be getting a correction by it. When your lab acts aggressive towards your IG, in a calm-assertive manner, say "NO!" and jerk the leash. The prong collar needs to be on while you do this. How hard you jerk the leash depends on the temperament of your dog. If it's a stubborn dog, it most likely has a hard temperament. These dogs require strong corrections. Soft dogs, or dogs with soft temperaments, need soft corrections. You'll have to experiment with these corrections. Start off by giving soft corrections and work your way up, until you find a level of correction that gets your dog to pay attention to you. Once you find the level of correction for your dog, apply that same level of correction each time he does not want to listen. Your goal is to teach the dog that the word "NO" means to stop what he is doing because it is wrong. I taught this to my stubborn, hyper rescue Malinois dog. This breed is not recommended for average pet owners because of their temperament. They're dominant, hyper and require a Pack Leader, if not, it will drive you crazy, period. Police and Search and Rescue teams like to use this type of dog. Another thing, like someone had already mentioned here, don't let them play with toys when they're both running around at the same time. It's common sense. If there are problems because of toys, don't give them toys anymore. In fact, dogs don't even need toys, they need good pack structure and exercise. That means that they need a strong and fair Pack Leader. Dogs crave a Pack Leader. If they have that, they'll be happy dogs.

Yes, you can get a Construction loan to add in the cost of the loan (interest accrued during construction). Once construction is complete you convert that loan to an 'end' loan. No worries.
Who is requiring the 5K? The builder? or the lender?
Do you own the land the home is being built on or looking to finance that as well? That will make a small difference in how they calculate the values for loan to value etc.

Most cases will require a strong credit profile and some assets (for reserves) Best guide have 4 months salary in savings or 6 months of mortgage payments in savings - the greater of the two will qualify you for the best rates and programs for construction lending.

Not all banks do constructions loans, call around or look online. You can e-mail me as well.

Hope this helps,

You can negotiate up to the point you sign a contract.

Work out all the things you want into the contract, then offer him something like 5k less than asking, plus the add ons. You might even start lower than that, because here's what you have to remember:

The worst thing he can do is say NO, leaving you where you are now. He'll counter with something higher, but it costs you nothing to ask.

Your instructor is wrong..that is 100% legal.

As long as they were REALLY living there, all mail, bills, etc...they are in the clear.

I am currently living in my 8th primary residence home, and previous to that, I have never stayed in a house longer than 5 years, but always more than two.

I have a CPA do my taxes, never a problem.

Salvage yards are a great resource. Almost every city has some type of salvage yard that specializes in doors, windows and fixtures.

My brother in law lucked up and found some great old school doors with etched glass numbers on them every door is different but it adds to the charm of their cabin.

If you can get away and go to Brimfield, MA http://www.brimfield.com/
Huge array of stuff. Find a dealer that has tons of doors or windows and make him/her a cash deal.

These older pieces are usually of solid wood and built a million times better than some of the stuff on the market today.

There are tile outlets all over the place as well. We have a great flooring place here in Atlanta called Floor and Decor.

http://www.flooranddecoroutlets.com/

I bought some 16" slate tiles for a little over a dollar a piece, home depot wanted over two dollars each.

Is there any old barns or buildings on your 200 acres? If so have that wood recycled and planed down if it is warped and use that for flooring, siding or roofing. It will give you that true rustic feeling.

Good Luck!

When you are ready to move , let a friend move your cat , have them make the trip a little stressful. You be waiting for your cat at the new apartment ... thus the cat sees you as his savior. You saved it from the evil stranger who plucked it from its old sanctuary..and then save it ... your cat will be thrilled just to be with you. ditto for the boyfriends cat. GOOD LUCK

Great room is more of a floor plan style. Some homes have a formal living room AND a family room.
Great room is single living room area. Usually the area is separated from the kitchen with by a breakfast or low counter top. The dining area is also included in this one large space. Great for family & entertaining because the slave cooking in the kitchen can socialize with everyone too. (LOL)

Call your local city or county goverment and request your tax bill. That will tell you how much they should be collecting for the year. Take that number and divide by 12 to tell you how much you should be paying monthly.

Compare that to what your statement says you are paying and you will have your answer.

Just an FYI that from a financial perspective it makes no sense to escrow your taxes. Problems arise constantly with escrow accounts.

Thanks,

Ask your fencing professional about privacy fencing. It will allow your property to be fenced in such a way that people cannot see in. You need to install a security system immediately even if you decide to install one without cameras. At least your house will be protected if someone were to break in. Some security companies can even install a secure gate entry system (not the actual gate, but alarms will go off if the gate is opened and the alarm is engaged).

The builder generally takes possession of your existing home and lists it with a real estate firm for sale. While it is an easy way to dispose of your existing home, the trade value is normally not what you might get on the open market selling it directly.

Generally, the builder will allow himself some slack in the price so that he won't lose money when he finally sells your first home.
